Building Requirements

It is the purpose of the Committee to insure that structures comply with the Restrictive Covenants and are in harmony of external design and location in relation to surrounding structures and topography. Compliance with the Presque Isle Harbor Association Restrictive Covenants does not necessarily mean that you have met the requirements of the Township of Presque Isle or the County of Presque Isle or the State of Michigan. You should check with these units of government before plan submittal.

 

 

PRESQUE ISLE HARBOR ASSOCIATION

BUILDING CONSTRUCTION APPROVAL REQUIREMENTS

 

 

Architectural Control Committee

 

Review and approval of all construction within the Association is the responsibility of the Architectural Control Committee pursuant to Articles VI and VII of the Presque Isle Harbor Association Restrictive Covenants.  The Committee shall review Association site and building plans for compliance with applicable sections of the Restrictive Covenants and issue a recommendation for approval/disapproval within 30 days of receipt, at the Association office, of  plan submission by the petitioner.

 

The Committee’s review of construction plans shall include an assessment of compliance with the exterior design of similar properties on surrounding lots.  The purpose of the compliance review is to ensure that new construction preserves the general property value and amenities of the Association.

 

The Committee site and building approval process shall evaluate petitioners compliance with the following specifications as approved by the Board.

 

Building Specifications and Restrictions

 

The Committee shall review all structures for compliance with the current standards as adopted by the Association.  Additional specifications and requirements unique to Association building sites are as included below:

 

1.      Unless a contemporary roof design is contemplated, dwelling roof pitch and all accessory buildings shall be a minimum ratio of 4:12.

 

2.      Dwelling height shall not exceed two and one half stories with a maximum height of 30 feet.  Ground level at the building foundation must be determined by a registered surveyor and recorded on the site plan as submitted to the Committee.

 

3.      Dwelling unit size shall be a minimum of 800 square feet with a minimum first floor size of  768 square feet and a minimum width of  24 feet.

 

4.      Building setback restrictions: 

                      Front Yard: 25 feet

                                              Side Yards: 10% of the lot width

                                              Side Street Line:  20 Feet

                                              Garages:  3 foot may be allowed if placed to the rear

 

5.      Garages:  One private garage or garage/boathouse combination for storage of automobiles and boats.

 

6.      Construction of the main dwelling or any accessory building must be completed        

within one year approval.

 

7.      No basement, tent, shack, garage, barn or other outbuilding shall at any time be used as a residence, temporarily or permanently, nor shall any structure of a temporary character or any building in the process of construction, be used as a residence. 

 

8.   Exterior finish shall be wood, siding, logs, brick, stone or concrete.

           

 

 

Site and Building Approval Procedures

 

The Architectural Committee review shall include all proposed buildings, garages, storage buildings, septic tanks, wells, docks, fences, signs (permanent or temporary) and additions or exterior changes to existing buildings or approved plans.  It is the purpose of the Committee to protect the property owners from buildings that are not in harmony in design or location as related to surrounding structures and topography and to assist property owners in obtaining a residence in accord with the Covenants. 

The Committee authority does not extend to details of construction, and assumes no liability for construction deficiencies or errors.

 

Property owners are directed to mail or deliver three sets of the property site plans and two sets of building plans to:

Plans shall include the following information:

 

1.      A site plan of the property showing the location of the home, deck, garage, driveway, septic tank and field, fuel tank, TV dish, and any other proposed construction.  This plan shall be drawn to scale, preferable 1 inch to 20 feet, and indicate property lines and dimensions, lake and/or road frontage and route of utilities to the building.

 

2.      Floor plans of each level of the structure drawn at a scale of ¼ inch = 1 foot.  Floor plans shall include basic dimensions of the structure.

 

3.      Front, rear and both side elevations drawn at ¼ inch = 1 foot scale indicating building materials, existing ground elevation, building height and intended grade line.

 

4.      Adequate building sections to reveal construction materials and architectural arrangement with roof pitch and designed snow load.

 

5.      Identification of plans indicating the name, address and telephone number of the property owner and lot location.

 

6.      Name, address and telephone number of the builder.

 

7.      Start and completion date of construction.

 

It is the Committee’s intent to make decisions on plans as soon as possible; however, the Restrictive Covenants allow a 30-day limit for the decision.  A satisfactory set of plans and specifications will be stamped “APPROVED,” and two sets will be returned to the owner.  If the plans are not approved, the owner will receive the Committee’s reason and recommendation for their correction.  Changes to approved plans are not permitted until re-submitted for approval.

The Architectural Control Committee may inspect the property during construction.
